lease rent related query

Subject - lease rent related query
I need advice from legel experts regarding:

=We, in name of our company had taken a flat on lease for 11 months.
= the lease will expire next month.
= as a condition in contract it was mentioned that lessee had deposited two months rent equivalent amount as security deposit without any interest. the amount of security deposit will be refunded back to tenant on expiry or when agreement terminates.
= also, Lessor will refund the security deposit immediately on taking over the possession of house.
there is also a condition
=if tenant does not pay monthly rent for a resonable period of more than one month, the landlord shall be eligible to eject the tenant from house.


=we have given landlord an information that we will vacate it from March. The information given around 1.5 month back. The lease in anyway expire in March.
=we also have informed him that he can adjust the rent from security and we will not pay for next two months.
=landlord says on the bases of above points that paying rent was as per agreement and we will have to pay rent and he will give us security refund.
However are point is , security money if adjusted in two months, there will not be any refund required and we will hand over the flat which is intact and in the condition as it was when given.
Question:
Can he take some legal action According to us, on not paying rent he can go as per contract that he can ask us to vacate. on expiry if we handover his flat can he create any problem or legally deny it on the ground that we have not paid him rent for two months.
On the ground that even as per contract we have not paid him rent for february and March, but he has security for two months, can he ask us to vacate it before the expiry.
