Transfer of tennancy rights to a legal heir

Subject - Transfer of tennancy rights to a legal heir
Sir, I am the owner of a tenanted property in Mumbai. Recently I have been approached by a person with a tenancy transfer request of a tenament of which he is in occupation. To justify his request,he has produced his late mother's will as per which she willed the tenancy rights of the said tenament (occupied by her till death) in his favour. I know for certain he has been living in the said tenament for a very long time and that his other brothers and sisters (all married) have moved out of the tenament a long ago. I am also satisfied about the will's bonafide. Please advise whether I can transfer the said tenancy rights in favour of the person.
