			<content:encoded><![CDATA[<div>Ours is a CHS of 500 hundred building &amp; bungalow plots situated in Mumbai. Each Bungalow plot was sold to individual / individuals by way of share certificate.<br />
<br />
These Bungalow plots are of 500 meters which individuals constructed Buildings of two/three stories consisting of 8-12 flats. The flats were sold to individuals again with proper sale documents registered &amp; paying stamp duty et al. Now these Flat owners formed a committee to look after the maintenance and day to day working like collecting expenses i.e. Municipal taxes, water charges and all other sundry expenses. <br />
<br />
These flat owners now approached the Registrar of CHS and formed a Cooperative Society among the 10 members after taking consent from the parent CHS. The consent letter or notice to the owner of the plot for the consent came back undelivered as unknown.<br />
<br />
Hence the Registrar gave consent and a new CHS was formed.<br />
<br />
Now does this new CHS require conveyance deed and from whom or amongst whom ?</div>

I have joined a Software company 5 years back they have not given me any appointment letter/offer letter. Even till today they have not given me any offer letter. Recently I had been married, for marriage I have applied leave for 15 days. After marriage i.e after completion of 15 days I have applied leave for one more day, after that for 2 days I couldn't have attended my duties due to my ill health (suffering from fever) on the 3rd day I have applied for resignation of my job as my husband wants me to leave the job and assit him in his works. My CEO replied to the resignation mail saying the he will be giving me relieving letter in september. But when I met CEO personally, requested him to issue me relieving order he denyed and said that he is not going to issue me relieving letter and said that &quot;You are absconding&quot; and will issue absconding letter. When I talked to him about rejoining the company he said that he won't allow me rejoin the company for short period that is for 2 months but he can allow me for rejoining the company for atleast 1 year. Accordingly I agreed to rejoin the company for long period i.e for 1 year and asked him to have an agreement for 1 year period he denyed to sign the agreement and said that I won't give any agreement to you as you are experienced, you can join the company without any commitment from our side. The company has not issued me any offer letter/service conditions even till today it seems the company has no service conditions at all even though they don't have any service conditions they are making me trouble by not issuing relieving letter and not allowing me to rejoin the company. What should I do?</div>

I am a resident of a co-operative society in Mumbai suburbs that is located on a leased plot from a private land owner.  The building is approx 10000 sq ft builtup and the land area leased for 999 years to the buillding is 3500 sq ft (land upto only outer frame of the building).  No copnveyance is done in society's favour.  Total land area is approx 25000 sq ft.  The question is will the society get the TDR rights over the leased land portion of 3500 sq. ft. (in addition to FSI that the building has presently utilised keeping in mind the larger plot of 25000 sq. ft.) for the purpose of redevelopment of building?  The Land lord says we do not have any rights since the plot of land available to is far short to even cover our initial FSI the buildings have utilised and we do not have any right over additional TDR.</div>
